Leak down test

Hi everyone

I just bought a 88 s/c. I took it into the dealer today to have it checked out. The compression test was 125 on all cylinders. The leakdown test was:
Cyl 1: 12%
Cyl 2: 12%
Cyl 3: 18%
Cyl 4: 20%
There is 101K miles on the car.

How bad is it?

Was that done when the motor was warm or cold? If it was cold, thats not too bad but not great. If that is while its warm, then you definitely have some wear on the rings or some going bad valve seats.
